Repair Tips
•March 10, 2009 • Leave a CommentGARAGE DOOR OPENERS: If the garage door opener does not pass the initial inspection, remove it completely. If it is well aged remove it regardless. If the opener does not have safety features, either correct it or remove it.
HVAC Systems: If the A/C is an old system, replace it. Replacement generally costs $1.25-$1.60 per sf. Have A/C system inspected before making payment to A/C tech.
INSPECTIONS: Have property inspected weekly during the repair phase.

•December 11, 2008 • Leave a CommentI am in the closing process for this house. It was listed on the MLS for $80,000.00 and I got it for $62,000.00 cash. I will put up to $15K into repairs. The after repaired value is $115,000.00 but I will try to undersell the house at maybe $109,000.00. The house is a joint venture between my self and a private lender.

One source of bargain homes are other birdogs or wholesalers. Sometimes they are willing to split the profit if you can reach into your investor network. Although this property was purchased 63% of value, the seller was able to repair and resell within 5 months.

It would be nice to think that the realtor will hang on to your offer and call you when the seller is willing to sell, but most dont. It is critical to call all agents and sellers with some consistancy so that your offer stays “fresh”. We were able to get this house $17,500.00 below asking price (25.5% off), and $41,000 below the final resale price (44% off or 56% of value).

The investor who I located this estate for was new to town and didnt have good repair connections. During the option period, he got a bid for foundation repair for $18,555.00 (1/2 up front and 1/2 upon completion). I called my foundation guy and got the whole project complete with warranty and engineers report for $4,400.00. Deal Closed.
